What Is A Second Mortgage

What is a Second Mortgage

by

Finance Wizard

There is a lot of confusion out there when it comes to a second mortgage, and the term itself is much maligned, usually associated with those trying to save their business or struggling to keep their head above the financial waters!

Unfortunately this has been the case with some borrowers, with recent media reports citing examples of homeowners taking out second mortgages with finance companies at interest rates of up to 18%, just to cover their first loan and avoid selling the property.

While this is an extreme example, and in no way indicative of normal practice in the finance industry, it shows the importance of having a professional go over your finances to look at ways to refinance and restructure your first mortgage without resorting to a potentially crippling second mortgage.

To explain the terms: The first mortgage is the

home loan

taken out with your house used as prime security. A second mortgage is additional to this and allows you to borrow against the residual equity (the part of the house you do own and which isn t mortgaged to the first lender).

For example, if you borrowed $100,000 to buy a $150,000 property, technically you own $50,000 of your house and can borrow again, using that proportion as security for a second mortgage.

If you re taking out a

second mortgage loan

, you must inform the first lender as they have to give their approval. As you d expect, this usually sets the alarm bells ringing, as the lender will become concerned about your ability to service their loan.

Interest rates for second mortgages are also not nearly as competitive (they can be up to 18%) which makes refinancing a much more attractive option, should you need the extra funds.

As always, seek professional advice from an independent mortgage broker before you think about making any changes to your existing mortgage.

B.B. King’s daughters allege blues musician was poisoned

Thursday, May 28, 2015

Two daughters of blues legend B.B. King are claiming on Monday that he was poisoned by business manager LaVerne Toney and personal assistant Myron Johnson. The allegations were made by daughters Karen Williams and Patty King in affidavits provided by their lawyer to the Associated Press.

“I believe my father was poisoned and that he was administered foreign substances,” Williams and King said in identically worded sections of the affidavits. “I believe my father was murdered.”

Williams and King also allege that family members were prevented from visiting their father prior to his death. The lawyer for King’s estate says the claims are ridiculous.

“I hope they have a factual basis that they can demonstrate for their defamatory and libelous allegations,” lawyer Brent Bryson said in a statement to the Associated Press.

Bryson says that King was appropriately cared for by medical professionals up until his death on May 14 in Las Vegas.

An autopsy of B.B. King’s body was carried out on Sunday by the Clark County, Nevada coroner’s office. The coroner’s office said on Twitter that it would be a minimum of six to eight weeks before results of the autopsy are finalised.

The Las Vegas Police department said that a potential homicide investigation into the death of the blues legend will depend on autopsy findings.

Hospitality exchange organisation grows to 100,000 members

Thursday, January 12, 2006

The Hospitality Club became the first hospitality exchange network to pass the 100,000 members milestone on January 11, 2006. Its closest competitors, CouchSurfing and GlobalFreeLoaders, have 40,000 and 30,000 members.

Hospitality exchange organisations are dedicated to putting travellers in contact with locals offering to host them in their house for free, or simply offer them a tour of their city or share a meal with them. Besides the obvious financial advantage, the Hospitality Club believes that “bringing people together and fostering international friendships will increase intercultural understanding and strengthen peace.”

Servas Open Doors, the oldest network, in fact formally views itself as a peace initiative, and there are also a number of smaller hospitality exchange networks which focus on specialized audiences, such as Agritourism.

w:Veit Kühne from Dreseden, Germany, who founded the Hospitality Club in 2000 while he was still a student, believes that “one day, everyone will have the opportunity to visit any country knowing that someone will be waiting to receive them with open arms. People will travel in a different way, meet each other and build intercultural understanding through personal contact.”

“There will be many members in places like Israel and Palestine, Northern Ireland, the Balkans, Chechnya, Rwanda, or Timor who will exchange hospitality with each other, and in small steps the Hospitality Club will have helped making peace a lasting vision for our wonderful planet,” he adds.

Hospitality Club was the first online organisation to offer on a major scale the possibility for travellers to find and contact locals open to cultural exchange. The whole system is entirely free, and hosting fees are supported by Google advertisements. The safe and efficient operation of the 30+ languages website and its database, forum, and chatroom depends on the work of hundreds of volunteers from around the world.

Anybody can become a member, but they must provide their full name and address, for security reasons. All members have a profile they can fill with information about themselves and their preferences, to help prospective visitors contact the person most likely to welcome them.

The most often mentioned drawback of the system is lack of security. The main difference between hospitality exchange networks and other social networking platforms such as Orkut or LiveJournal is that the former’s ultimate objective is to allow for face-to-face meetings. Users should realise that there is a risk involved, although according to Frenchman Jean-Yves Hégron, main software developer of the Hospitality Club, “By using the Club you have the same level of risk as the one you face whenever you get out from your home.”

Discussion about strategic or security issues is not allowed on the website’s forum, hence critics often mention lack of transparency in how they perceive decisions are taken by volunteers in Hospitality Club. Another point of critique is the fact that there is no legal organisation behind Hospitality Club, and the domain name is registered to the founder of the Club himself. Messages containing links to other hospitality exchange networks were at some point deleted without further notice though this policy has since then been reverted. Exponential growth of the network has also caused server failures alike to those observed in Wikipedia until recently.

The idea of free hospitality exchange is not new. Servas was the first organisation to develop it, right after World War II. It still exists to this day, with over 15,000 members, and is represented as an NGO in the United Nations. Because democratic, paper-based Servas is perceived as bureaucratic by some, Hospex was created as the first online network in 1991.

Hospitality Club succeeded to Hospex in August 2000, introducing innovative security features ranging from spam protection to passport control and a sophisticated feedback system, thus making online hospitality exchange available to travellers with higher safety concerns. From 1000 members in July 2002 to 10,000 in February 2004, it quickly grew to 100,000 on 11 January 2006 and is expected to reach the million in about two years.

A Wikipedia article has a list of hospitality exchange services.

Three Mesothelioma Treatment Options

Three Mesothelioma Treatment Options by Husseiny AhmedMesothelioma treatment options can be divided into three main options, the first one is the surgery option, the second on is the chemotherapy option and the third one is the radiation options. I should write some word on the diagnosis of mesothelioma cancer, the diagnosis is very hard due to some issues. One of these issues is the fact of the symptoms of mesothelioma take very long time to appear, the second issue is that the symptoms are similar to other non-dangerous disease.Surgery Option: The first option for doctors to treat this type of cancer, in this method of treatment, doctors have to remove some parts from the affected tissue. These parts may be from pleura “the outer line the surrounds lungs”. In some cases, doctor may remove the left or right lung due to the spreading of the cancer.Chemotherapy option: In this method of treatment, some kinds of drugs will be used to treat the tumors in the body, the patient can take the pills that can travel through out the bloodstream to kill the infected cells. Chemical drugs can be put into the bloodstream bu using a needle to put them directly into the systemic region where bloodstream can carry the chemicals throughout the body.Radiation Therapy: Radiations can make some effects on the cancer cells, they can kill cancer cells when doctors drop some radiation on the affected parts. Radiations such as Gamma rays and X rays can do the treatment. There are other treatment options but I wrote on the main options to take some information about the dealing with this disease.By Husseiny Shahin the owner of Mesothelioma Cancer, you may also visit Mesothelioma Treatment Options Page and Asbestos Cancer Mesothelioma Blog to find more information.Article Source: eArticlesOnline.com

WHO starts simultaneous immunization campaigns in over 100 countries

Sunday, April 25, 2010

The World Health Organization (WHO) yesterday began simultaneous immunization campaigns, in 112 countries and territories across its Americas, Eastern Mediterranean, and European regions. The unprecedented vaccination drive will last for a week.

This is the first time the World Health Organization has launched such an event across multiple regions at once. WHO officials say their goal is to expand immunization coverage and raise awareness of the importance of vaccines, and that such cross-border activities can prevent disease and save lives.

WHO spokesman Daniel Epstein says that many countries are working to eliminate measles, adding that says countries in the European region are very concerned that they have stalled in their goal of eliminating measles and rubella this year.

“In European countries, in many of them, immunization coverage is below the 95 percent recommended level. And, there have been ongoing measles outbreaks in some of these countries. Measles cases have also been imported to the US and Canada and the Americas from European countries,” said Epstein.

The agency says an important goal of the immunization campaigns is to reach those who have been excluded up to now. It notes that every year, in the countries of the Eastern Mediterranean Region, 25 percent of deaths among children under age five are attributed to vaccine preventable diseases. 2.1 million children in the Middle East hadn’t received a shot against tetanus, whooping cough, or diphteria in 2009, according to the WHO.

In the Americas, WHO says special regional events are being held in border areas of Nicaragua, between Suriname and French Guiana, and between Haiti and the Dominican Republic. It says many young children, pregnant women, elderly and indigenous peoples live in isolated areas where vaccine coverage is low.

In all three regions, Epstein said the vaccination campaigns will be accompanied by health information campaigns.

“The biggest obstacle to reaching our goals of vaccination are lack of awareness, lack of information and people being ignorant that they should be vaccinated, and thus not having enough vaccinators, money, trucks, bicycles, etc. to get to these remote regions,” he said.

WHO also began a large polio immunization campaign across sixteen countries in central and West Africa on Saturday. It says 78 million children under five will be vaccinated to stop a major outbreak of the disease.

Scottish nurse loses appeal in murders of four patients in England

Tuesday, December 22, 2009

A man from Scotland who killed four elderly women and attempted to murder a fifth while working as a nurse in England has lost his appeal. Colin Norris, 33, from Glasgow, gave his victims overdoses of insulin which sent them into comas.

Norris, who was struck off the nursing register following his convictions, was convicted in March last year of murdering Doris Ludlam, 80, Bridget Bourke, 88, Irene Crookes, 79, and Ethel Hall, 86, as well as the attempted murder of 90-year-old Vera Wilby. Only Wilby ever awoke from her coma. He was convicted by a majority verdict at Newcastle Crown Court and sentenced to thirty years to life in prison.

William Clegg QC, defending, told the Court of Appeal in London that the deaths at the General Infirmary and St James’s Hospital in Leeds could have been caused by “severe spontaneous hypoglycaemia” causing “naturally raised insulin levels” in the patients. He said this possibility had never been properly investigated.

Clegg also challenged Mr Justice Griffith Williams’ summing up to the jury in the original trial. However, having also heard arguments from the prosecution, given by Robert Smith QC, the panel of judges did not agree. Lord Justice Aikens stated that the judges directions “cannot validly be criticised” and went on: “We reject both grounds of appeal. The case against the appellant was very strong indeed. We are quite satisfied that the convictions… on all five counts were safe. The appeal is dismissed.”

Why You Need A Real Estate Agent?

Why You Need A Real Estate Agent? by Ethel CollinsDo you want to buy or sell your real estate or storage unit? Then you must contact an agency that deals with real estate management. When you contact an agency, you give them the authority to represent you while negotiating with the third party interested in your asset. Thus, you build a legal bond between you and your agent. As per the law, you are the “client” and the agency is the “principal.” Now, if anyone is interested in purchasing or selling a storing unit or any property, they would contact the principal, not the client. Why are agencies the first choice during buying or selling of real estate? Why not salespeople? This is because agents know everything about the legalities of asset transactions. They are well-versed with the tricks of the trade. They are known for providing sound advice on property management. They even have the power to promise the third party on your behalf. However, if an agent involves in any illegal act, you’re liable. As per the state laws, you need to undergo a verbal agreement between you and your agency. You must know that your agency can, in no case, sue you, if you fail to fulfill the agreement conditions. However, your agency is mandated by law to perform all duties, even if they are not detailed in the agreement. The agency law also marks some duties. When you hire an agent, you become bound by his or her actions, under the agent laws. You must have all the information that your agency has. You are also equally responsible for whatever your agent does, even if it may be out of the law. Therefore, the smart thing to do before getting involved in any real estate transaction is to check the credentials of your agent. You’ll be rest assured that your trust won’t be betrayed. Have you heard of universal agents? They are people with the highest power in their hands. They are experts in dealing with all aspects of real estate management as well as real estate transactions. They can even sign contracts on their clients’ behalf. They are authorized to perform specialized duties associated with property management. It’s for you to decide what kind of agent you want. However, you must refrain from buying or selling assets without the guidance of an agency, unless you’re a pro in this business. The agents boast of expertise and experience in this field. They know how to talk with the third party to make them interested in your deal. They can render you a profitable deal. Handling real estate is not child’s play. You can suffer huge losses if you make a wrong move or miss a detail. You must also be familiar with the market scenario. Besides, you should be aware of what tricks the third party can play for their own interests. So, if you’re not confident of handling this venture alone, stop. Hire an agency and then start trading in assets.Visit the StorageMart Property Management Blog to get an expert insight into real estate management, and the importance of consulting real estate brokers or agents in investment matters.Article Source: eArticlesOnline.com

US Supreme Court upholds ban on partial birth abortions

Wednesday, April 18, 2007

The Supreme Court of the United States on Wednesday April 18 has upheld the federal Partial-Birth Abortion Ban Act of 2003. The 5-4 vote reflected the change in vote count resulting from the retirement of Justice O’Connor and the confirmation of Chief Justice Roberts and Justice Alito.

The Intact dilation and extraction procedure, also known as partial birth abortion, involves removing an intact late-term fetus from the womb via the cervix. While it is a relatively rare operation – 0.17% of all abortions in the US in 2000, it has become a focal point in the abortion debate.

The Partial-Birth Abortion Ban Act bans the procedure in cases where the fetus is terminated during the operation, unless it is performed to to save the life of the mother.

Justice Kennedy wrote in the opinion of the court: “respondents have not demonstrated that the Act would be unconstitutional in a large fraction of relevant cases.” Further, he said, “Respondents have not demonstrated that the Act, as a facial matter, is void for vagueness, or that it imposes an undue burden on a woman’s right to abortion based on its overbreadth or lack of a health exception. For these reasons the judgments of the Courts of Appeals for the Eighth and Ninth Circuits are reversed.”

In a concurring opinion, Justice Thomas stated that he joins “the Court’s opinion because it accurately applies current jurisprudence, including Planned Parenthood of Southeastern Pa. v. Casey, 505 U. S. 833 (1992).”

In dissent Judge Ginsburg wrote: “Today’s decision is alarming. It refuses to take Casey and Stenberg seriously. It tolerates, indeed applauds, federal intervention to ban nationwide a procedure found necessary and proper in certain cases by the American College of Obstetricians and Gynecologists.”

Justice Kennedy’s words also recall the complicated issues of standing related to such cases. An issue in Roe v. Wade was the impossibility of any individual having standing in a court proceeding regarding abortion rights, since court proceedings take more than the 9 months of pregnancy, retiring any individual plaintiff’s standing before an appeals process can take place. The criterion of “a large fraction of relevant cases” may effectively deny standing to any plaintiffs who wish to litigate particular restrictions in some relevant future cases.
